The Colonnade at the Creek
Takoma Park, MD
Miner Feinstein provided design and construction administration services for the renovation this 15-building garden-style complex on an approximately four-acre site located in the City of Takoma Park, Maryland. Each building contains two to three levels and walkout basements with a total of ninety-six units. The 15 buildings, built in 1944 are further divided into 17 building entrances. The complex includes 80, one-bedroom and 15 two-bedroom rental units housing in similar rectangular or L-shaped masonry buildings.
MFA’s renovation included the replacement of the existing MEP systems, new kitchens and bathrooms with energy efficient lighting and appliances, the creation of an accessible leasing office and community room with a public bathroom, updated laundry rooms and handicapped units, the restoration of the outdoor gazebo, and landscaping enhancements. The exterior brick façade was repaired, new roofs were installed, and two community plazas were created, both overlooking Silgo Creek. The central plaza contains the restored colonnade, outdoor grills, outdoor seating and dining, as well as an Amazon hub that draws residence to the center of the property.
The basement level in one of the buildings contains the rental office, and basements of the remaining buildings contain storage rooms, laundry, boiler rooms and utility areas and several are connected by an underground passage. All upper levels of the buildings contain residential units accessible from a central stairwell.
